VirtualArchitect.com's HousePlans Are Custom Designed For You

All of our HousePlans, including Custom Remodeling & Addition Plans and New House Plans, are computer-generated in AutoCad 14, the professional design software used by architects. As part of your Design Package, you will receive:

  • A complete, detailed set of plans so that you are ready to get a building permit and complete construction.
  • A full set of reproducible drawings from which blueprints can be made.
  • A computer disc with the electronic files of your plans in AutoCad format.

As part of our services, you can also make changes to your plans during the design development process. We will e-mail you a review set during which time you can make your revisions. This will give you a chance to make any changes to the drawings before we ship you the final plans.

What Our Plans Include:

Basic Design Package for Remodels & Additions includes:

  • Detailed Floor Plans: Show the placement of interior walls and the dimensions for rooms, doors, windows, stairways, etc. of each level of the house.
  • Exterior Elevations: Show the front, rear and sides of the house, including exterior materials, details, and measurements.
Full Service Design Package for Remodels & Additions includes:
  • Detailed Floor Plans
  • Exterior Elevations
  • Site Plan Shows the structures on the property.
  • Framing Plans: Show the underlying structure of the ceilings and floors.
  • Roof Framing Plan: Shows the layout of the roof framing details and materials.
  • Foundation Plan: A detailed drawing showing all dimensions (including slab or pier and beam location) needed to construct the foundation.
  • Electrical Plan: Shows outlets, switches, and fixture locations.
New House Plans Design Package includes:
  • Detailed Floor Plans
  • Exterior Elevations
  • Site Plan: Shows the structures on the property.
  • Framing Plans: Show the underlying structure of the ceilings and floors.
  • Roof Framing Plan: Shows the layout of the roof framing details and materials.

General Information

Our design fee for both the Full Service Design Package for Remodels & Additions and New House Plans is determined by the size and complexity of your project. The cost of our design services is less than a traditional architectural firm or house designer, who typically charge 2 to 4 times our fee.

The design development of our Custom Remodeling & Addition Plans and New House Plans involves the following process:

  1. When you are ready to get started using our services, we send you a Design Order, which outlines the services we provide to you and a section for payment information (credit card or check). You can fax your signed Design Order back to us at 214-526-7390 or mail it to us with your project materials.
  2. You send us your project materials via e-mail, regular mail, or fax to Our mailing address is Virtual Architect, attn: Bryan Welty, 5207 McKinney Ave. #19D, Dallas, TX 75205. Our fax number is 214-526-7390.
  3. Once we receive your materials and review it, we will e-mail you if we have any questions about your project.
  4. During the design development, we will e-mail you a review set of your plans so that you can make revisions to our work. We will incorporate your revisions into your final plans.
  5. We will then mail your Design Package to you via UPS Second Day Air.
We provide free price quotes on all of our design services. All price quotes are valid for 60 days.

Payment Policy

Payment for our Custom Remodeling & Addition Plans and New House Plans can be made by credit card or personal check. We accept Visa, Mastercard, and American Express.

To pay for our services by credit card, you can call our toll free number at 1-866-661-9034 or fill out your credit card information on your Design Order. To pay by check, please send to the address on our website: VirtualArchitect.com, 5207 McKinney Ave. #19D, Dallas, Texas 75205.

To meet our promise to deliver fast home design services at affordable prices, we require payment of half of our fee upfront and the other half upon completion of your plans.

At VirtualArchitect.com, we are committed to the quality of our design work and a high level of personal attention to our e-clients. Because we provide professional design services to our clients, and not a product, the fees for our services, including our House Assessment, Get-A-Sketch, Custom Remodeling & Addition Plans and our New House Plans services, are nonrefundable.

Terms & Conditions

Virtual Architect designs new houses, remodels, and additions for clients nationwide. If you would like references from other homeowners who have used our design services, we'd be happy to provide them. We will also send samples of our plans upon request.

All Design Packages are shipped for free via UPS Second Day Air. Remodeling & Addition Plans are sent within 4 to 6 weeks of your order depending upon the size and complexity of your project (some exceptions may apply). New House Plans typically take 6 to 10 weeks to complete.

Both our Full Service Remodeling & Addition Plans and New House Plans are the standard drawings required for a building permit and construction. Once we mail your final plans to you and you find they require changes for a building permit, we will do them for you at no additional charge.

After you receive your plans and you require modifications for purposes other than getting a building permit, including a redesign of your project or value engineering, Virtual Architect reserves the right to charge an additional fee to make these changes. Please note that we mail you your final plans only after you have reviewed them and given us your approval.

If an architectural or engineering seal is required by your city to qualify for a building permit, our HousePlans are complete architectural drawings that are designed to meet the approval of a licensed professional in your area. All you have to do is submit our plans to a local architect or engineer. For a small fee, they will review the plans and seal them.

VirtualArchitect.com holds architectural registerations in several states throughout the country. If we are licensed in your state, we can seal the plans we design for you for an additional fee.

How To Start A Project

Before we start on your remodel, addition, or new house project, we will tell you exactly what information we need and how much we will charge.

  1. First, you need to e-mail us the city and state you live in so that we can check your local building requirements for a construction permit. Also, tell us the approximate size (dimensions) of your remodel/addition or new house project and a brief description of what you want to accomplish.
  2. Once we receive this information from you, we will e-mail you the cost of our fee.
  3. If you decide you want to move forward, you can e-mail us back.
  4. When you are ready to get started using our services, we send you a Design Order, which outlines the services we provide to you and a section for payment information (credit card or check)
  5. You then need to send us the required information listed below.
Once we receive this information, we will review it and e-mail you with any questions. We can then get started on your plans.

The Information We Need To Start A Project

You must provide us with these required items:

  1. The approximate size (dimensions) of your project so that we can determine the fee for our services.
  2. The city and state you live in.
  3. A site survey, which you will find in the closing documents you received when you purchased your house or lot.
  4. For Remodels & Additions, photos of the area of your house you want to remodel or add on to. Also, provide a hand-drawn sketch of the layout or floor plan of this area with measured dimensions.
  5. A design program, which is a written "wish list" describing what features you want your new house or remodel project to include (for example, rooms, room sizes, and any special features).
You may also send us the following information. These items are optional:

For Remodels & Additions:

  • Existing plans of your house (optional).
  • Plans you've drawn yourself using an architectural software program, like Home Architect.
For New Houses:
  • Photos of your lot.
  • Pictures of houses from books or magazines.
  • Hand-drawn sketches illustrating floor plans and exterior elevations that you like.
  • Plans you've drawn yourself using an architectural software program, like Home Architect.
You can send these items in one of three ways:
  1. If you have electronic files of some or all of these items (using a scanner, for example), you can e-mail them to bryan@virtualarchitect.com
  2. Fax to 214-526-7390.

During the design development process, we e-mail your plans to you for your approval, make any requested changes, and then send the finished drawings to you via UPS Second Day Air at no additional cost.

And last but not least, as part of our services to you, we will also answer your contractor's initial questions during the construction phase of your project.

Please keep in mind that our fee includes any revisions you want to make during the design development process. All you have to do is review the plans we e-mail you, note any revisions you want us to make, and then e-mail us. We will make your requested changes before we ship you the final plans.

Q: How do I know the plans I get from VirtualArchitect will qualify for a building permit?

A: Because all city residential permit requirements are based on three standard building codes, they are all very similiar and easy to follow. Plus, before we start on your plans, we research your local permitting requirements. submitted. Once we ship your final plans to you, if you find they require changes for a building permit, we will do them for you at no additional charge.

Q: I don't understand why I need an architect to design my remodel and addition project. Why can't I just ask my contractor to draw up the plans?

A: If you allow your contractor to draw up your plans, he may recommend costly and unnecessary renovations just to increase his fee. Unlike contractors, architects work solely in the best interests of their clients, taking into consideration at all times the client's needs and budget. Although traditional architects can be expensive, the services at VirtualArchitect.com are very affordable. Our fees for Custom Remodeling and Addition Plans start at $2,500 (for smaller projects). We will also check that the remodel or addition plans you get from us are economically designed so that you will save money on construction costs.

Q: Can your New House Plans and Remodeling & Addition Plans be used by my contractor for construction?

A: Yes, our New House Plans and Custom Remodeling & Addition Plans are professional, computer-generated (i.e. construction drawings) that contain the details and information your contractor needs to successfully build your project. In fact, the plans you get from us are the same plans you would get from a traditional architectural firm, just at a lower cost.

Q: How can you design accurate remodeling and addition plans from a house photo? Don't you need to see a client's house in person?

A: Architects are highly-skilled visual professionals with a special talent for conceptualizing a design from a simple photo and measured dimensions of any given space.

In addition to house photos, we also require our clients send us the site survey of their house, and a rough sketch with measurements of the existing space they want to remodel or add on to. Clients can also send us existing plans of their house, if they have them, as well as plans they've designed themselves using home design software.
