Making a Home a Keeper
Rick of New Orleans, Louisiana contacted VirtualArchitect because he wasn't sure if he wanted to buy a new house or remodel his current one. He was leaning toward remodeling his small, one-story, 1,400 s.f. home (pictured left), but he wasn't sure how much this type of project would cost or what it would look like.
Project Goals:
- Add master bedroom and bath.
- Add utility room to back of house.
- Add flat-roofed portico over an existing carport with a deck on top.
- Add columns to the house facade.
The VirtualArchitect Solution:
We told this client to use our Basic Design Service for Remodels & Additions, which is specifically geared for homeowners who first want to envision a possible remodel to their home and find out how much it will cost. This service, which provides floor plans and exterior elevations, can also be used if a remodel project is simple and does not require a building permit.
In his design, Bryan Welty, the architect in charge of this project, expanded Rick's house to meet his individual needs, but at the same time, stayed within a certain budget to make it more economical for Rick to remodel, rather than buy a new house.
The floor plans that Bryan presented to Rick incorporated most of his original goals. The exterior elevations Bryan designed also gave Rick an idea of what his remodeled home would look like on the outside (see exterior elevations at left).
Rick was so pleased with his Basic Design Package from VirtualArchitect.com that he decided to stay in his house and move full steam ahead with the remodel using our Full Service Design Package for Remodels & Additions. "I've always loved this house", he said, "I just wasn't sure if my dreams of remodeling it were realistic."

A Homeowner on a Mission
A Dallas, Texas homeowner had big plans to remodel his 1,800 s.f. house (pictured left) to create more room for himself, his wife, and their two big dogs. Bursting at the seams, he was ready to start immediately. "I already hired a contractor to build the project, but he can't design the plans," he told us.
Project Goals:
- Remodel the kitchen.
- Enlarge the family room and integrate it with the kitchen.
- Add more closet space.
The VirtualArchitect Solution:
Because this project required a building permit for construction, the client used our Full Service Design Package for Remodels & Additions, which provides floor plans, exterior elevations, as well as framing and foundation plans.
In looking over the house's existing floor plan, the first thing Bryan, the architect, noticed was that the layout consisted of a series of small, cramped rooms with a formal dining and living area.
"My strategy with the remodel design", Bryan said, "was to break down the small, separate room configuration so common in houses built in the 1960s and '70s. I then combined the small living room, dining room, and kitchen into a great room, which is more accomodating to the way families live today."
The client and his wife (not to mention his dogs) were much happier with the new arrangement. " At first, I thought for sure we would have to add on, which would have cost a lot more money. It never occurred to me that I just could use the space I already had to create the extra room we needed," reported the happy homeowner.
According to Bryan, "Reassigning interior space is the most inexpensive way to remodel, but it requires space-planning expertise. This project is a good example of why having an architect design your plans pays off in the long run."

Addition Plans for a Soon-to-Be Married Bachelor
After getting engaged to his girlfriend, a Jacksonville, Florida resident contacted VirtualArchitect.com about designing an addition to his 1,500 s.f. home (pictured left).
Since his wedding date was only months away, the client wanted us to finish his addition plans right away so that he could start construction, most of which he planned to do himself.
Because the project required a building permit for construction, the client used VirtualArchitect's Full Service Custom Remodeling & Addition Plans.
Project Goals
- 600 s.f. of total extra space.
- Create a master bedroom.
- Add a master bathroom.
The VirtualArchitect Solution:
"This project was pretty cut-and-dried since the house already had a large sideyard space to use for the new addition", said Bryan, "I simply expanded an existing room off the perimeter to create the master bedroom and bath."
Built 40 years ago, the home had only one small, separate bathroom at the opposite end of the house. Bryan's goal was to create a more modern layout by combining the new master bath with the master bedroom, adding a large dressing area and updated fixtures.
"Older houses can be frustrating for homeowners because they often do not have the contemporary features we all need to live comfortably, remarked Bryan, "but with a creative and resourceful design, these houses can be transformed to suit the needs of their current residents."
